Introduction

Housing is a basic human necessity alongside food and clothing. It is strongly influential on the daily life of people, their health, security and wellbeing for both present and future generations (Golubchikov and Badyina, 2012). The middle-class in Asia has been emerging by urbanisation with rapid economic growth and the spending power of this social class can raise demand on the middle-cost urban housing market (Yap, 2016). The government did not prioritise urban development, regional authorities have raised urban housing as a key challenge among urban issues in Myanmar especially Yangon, a prime city of Myanmar (Ministry of National Planning and Economic Development [MNPED], 2015). Due to the insufficient provision of formal housing supply across the market spectrum to match rising demand, housing shortages have increased sharply since the late 20th century in Yangon (Urban Research and Development Institute, 2013)
