Abstract
The rapid pace of urban development in modern Russia, due to social, technical, economic, and legislative initiatives, entail changes in the principles of design, construction, and maintenance of new real estate projects. However, the limitedness and scarcity of urban areas call for the introduction of new approaches to the reconstruction of existing blocks with the need for more efficient, more rational, and more progressive use of such blocks. These two principles of urban development are the main prerequisites for the creation of construction projects with a high level of investment attractiveness. This goal opens up new opportunities for the application of such a tool as the construction of changeable purpose facilities, which has recently received the established name of redevelopment. The new approach in creating a comfortable urban environment offers a view of residential areas as a territory of multifunctional purpose, since modern residential areas, in addition to residential projects as such, include auxiliary facilities: elements of transport infrastructure, utility networks ensuring life processes, public areas and social institutions that maintain comfortable conditions of life.
