Abstract

High housing price and insufficient housing supply are the prominent problems facing the first-tier cities in China. And the affected factors of urban housing demand are so much, the stable housing market is so important in the process of urban development. This paper establishes a housing demand model to simulate and forecast the increased housing demand of residents in Shenzhen from 2021 to 2025 based on the housing, population, economy and human settlement survey over the years. The study found that, there will increase the demand of 1.2 million housing sets in the next five years, the current imbalance between housing supply and demand will still exist obviously in Shenzhen. So we need to standardize the development of housing rental market, vigorously develop public housing, in order to effectively alleviate the contradiction between supply and demand.KeywordsHousing demandIncreased demandForecast analysis
