Abstract

A study analyzed the impact of housing characteristics on apartment prices in the Gangnam districts of Seoul using transaction data from 2018-2022. The study found that certain housing characteristics such as the number of floors, reputation of construction companies, number of parking spaces, and elapsed years had a positive effect on price. On the other hand, factors like the number of households, dedicated area size, and floor area ratio had a negative effect. Apartments with a view of the Han River had the highest price premium among environmental characteristics. Additionally, the transaction year had a strong positive effect on price, indicating a continuous increase in apartment prices during the studied period.
