Abstract
이 연구의 목적은 다층로지스틱모형을 이용하여 서울시 저층주거지를 대상으로 필지단위 건축물 변화에 영향을 미치는 요인을 분석하는 것이다. 연구의 공간적 범위는 서울시이며 저층주거지에 속하는 270,826개 필지를 대상으로 하였다. 시간적 범위는 2015년 ~ 2017년이다. 주요 분석결과로 건축물 변화는 입지적 요인뿐만 아니라 필지, 근린, 행정동 특성에도 영향을 받는다. 특히 기존 대지에 존재하는 건물의 용도, 규모, 세대 및 가구수, 노후도 등 물리적 특성에 따라 발생확률이 다르다. 한편 건축물 규모를 증가시키기 위한 행위는 주로 필지특성에 영향을 많이 받고, 용도변경은 필지와 더불어 입지, 근린, 행정동 특성과 같이 지역적인 요인에 영향을 많이 받음을 확인하였다.
