Abstract
According to the analysis results for 2020, the efficiency of household activities was high in areas such as Yeoju, Gwangmyeong City, Yeoncheon and Yangpyeong County, which is a result of changes in economic activities in these areas. However, over time, some areas showed an increase in technical efficiency, while others showed a decline.
 In 2020, the efficiency of commercial activities significantly improved in areas such as Pyeongtaek, Icheon, Anseong, Hwaseong, Gwangju, Yeoju and Pocheon City compared to 2008, but Hanam and Guri saw a decrease in technical efficiency. These results demonstrate that local economic conditions, industrial structure, infrastructure, and policies have a significant impact on the efficiency of spatial activities.
 Yangpyeong County, which had the lowest efficiency in commercial activities in 2008, showed the highest efficiency in household and commercial activities in 2020. This reflects the county's active economic activities through efficient resource utilization, proximity to Suwon, development of transportation and logistics infrastructure, and the formation of various industrial parks and commercial facilities played a major role in revitalizing Yangpyeong County.
 This study confirmed the need for regional and real estate development to increase output effects through the quantitative measurement of spatial activities and the rational designation of land areas as input factors. Accordingly, it suggested the need for efficient management of input and output factors in each local government.
