Abstract

Mortgage is an important and complex category of economic science, which is characterized by a certain type of social and economic relations associated with the movement of loan capital and the guarantee of repayment of credit funds. In addition, the mortgage is a kind of tool that directly connects with the specific rules and regulations of civil, land, family and housing law, in particular, on the issues of collateral as a method of securing credit obligations. The modern idea of lending secured by real estate did not appear immediately. The emergence and further development of mortgage lending is associated with the economic needs of citizens and the development of commodity-money relations. Today, mortgages are a key driver of growth, both in retail lending and in the development of housing and construction in Russia. Much attention and support for mortgage lending is provided by the state.
