Abstract

The purpose of this research is to explore socioeconomic distinctions of Korean households by housing tenure types and determinants of their housing expenditures. Utilizing the 6th (2011) and 11th (2016) Korea Welfare Panel Study (KoWePS), this study identified a total of 3,328 households and also employed t-test, chi-square and multiple regression analysis. The statistical findings indicate that the socioeconomic distinctions between home-owning households (HHs) and renting households (RHs) were obvious in that many HHs were the elderly residing in non-apartment housing outside non-Seoul Metropolitan Area (SMA) while RHs were middle-aged wage earners in SMA. It’s founded that a sizable number of RHs became HHs, and HHs were financially better off than RHs. Also, the RHs’ financial portfolio between 2011 and 2016 became larger. particularly income and asset, and their home loan repayments drastically rose, increasing housing expenditure. Besides, the empirical results showed that most of the selected socio-demographic and housingrelated variables were statistically significant in explaining the housing expenditure of HHs, and especially household income was identified to be a crucial determinant to that of RHs. Thus, this research implies that household income growth reduces housing expenditures, saves more and contributes to asset accumulation and expansion of borrowing capacity.
