Abstract

The purpose of study is to analyze the determinants of the retail goodwill in commercial gentrified area and identify the differences from general commercial areas. The major findings are as followed. First, there are significant effects between goodwill and rent, and deposit and rent while no significant relationship between goodwill and deposit was found. This result is different from general commercial areas, which implicates that a deposit may have different characteristics in the gentrified area. Second, sales by the same type of businesses in a region did not have a significant effect on goodwill, rent and a deposit. It is assumed that shops in the gentrified area have a big difference in sales even if they belong to the same type of business. Third, the building age has a positive impact on goodwill. This may happen due to the characteristics of commercial gentrification in which commercial activities occur in deteriorated buildings. Fourth, Seongsu-dong and Seochon, have high goodwill and low rent. The phenomenon may happen because of the stage of gentrification. This suggests the possibility that a definition model of the goodwill may vary, depending on the stage of gentrification.
