Abstract

To identify trends and trends in real estate Jeonse research and suggest future research directions, this study conducted a meta-analysis of 477 real estate Jeonse-related articles published in KCI-recognized journals over the past 20 years from 2003 to 2023 through network analysis and topic modeling using keyword TF-IDF, a text mining technique. The main findings of the study are as follows First, in the meta-analysis of studies by time period, the keywords 'Jeonse', 'Jeonse price', and 'apartment' appeared in all periods, and the keyword 'long-term Jeonse housing' began to appear after 2009. Based on this, it was found that the main topics of interest to researchers expanded to studies centered on rental issues such as 'Jeonse rate' and 'offset', and recently reached major social issues of Jeonse housing such as 'Jeonse deposit', 'Jeonse fraud', and 'reverse Jeonse'. In addition, the topics classified through topic modeling were named as 10 in total, and the 10 topics were classified into 3 research topic groups:“Jeonse market and status in Seoul,” “Jeonse-related laws and systems,” and “Jeonse price and market analysis.” Based on the above analysis results, we can confirm that the trend of Jeonse research is expanding to price analysis, market status analysis, and law and system analysis, and finally, it is meaningful to understand the overall research trend by focusing in detail on the central word of “real estate Jeonse research” and to present future research topics in a way to understand social issues.
