Abstract

This study aims to compare the management efficiency of classified domestic construction firm to each categories by company sale scale, and sale type. In particular, the characteristics of contract-oriented construction firms with high construction sales and development-oriented construction firms with high parcel-out sales are compared and analyzed. We use the financial statement values for 10 years from 2011 to 2020 for companies registered with the Korea Construction Association, and compare the management efficiency of construction firms through the absolute efficiency (Dupont) and the relative efficiency (DEA) analysis.
 According to the research results, first, it is found that contract-oriented construction firms show a trend in management efficiency similar to the average of all construction firms, but development-oriented construction firms continue to maintain high management efficiency throughout the study period. Second, as for absolute management efficiency, developmentoriented construction firm show high return on equity. This is attributable to the relatively high net profit margin on assets and net profit on sales, and the cost of sales, SG&A expenses, and non-operating expenses are lower than contract-oriented construction firms.
 Third, relative management efficiency also shows that development-oriented construction firms show higher management efficiency compare to contract-oriented construction firms. It is analyzed that development-oriented firm have higher management efficiency than contractoriented construction firm because they have a low cost ratio and non-operating expenses.
 As a result, it is found that, similar to all construction firms, the management efficiency of contract construction companies changes according to changes in the construction industry, but development-oriented construction firms consistently show high return on capital and net profit efficiency.
