In particular, the urbanization rate in Mongolia’s capital Ulaanbaatar increased to 44.7% in 2014 and 67% in 2018, currently 68.5%, and more than half of the Mongolian population resides in Ulaanbaatar. Due to urban concentration, housing shortages occurred in Ulaanbaatar from the late 2000s. As a solution to the housing shortage, the Mongolian government implemented projects such as the construction of 40,000 houses in the capital and the construction of houses for the elderly and newlyweds. However, compared to people’s purchasing power, apartment prices are very expensive, so they are not achieving good results. To solve this social problem, buyers such as newlyweds, children and couples chose and purchased small apartments. According the result of survey on the area of apartments and houses for 600 Mongolian houses in 2017, 43% of respondents said they want to purchase a 50-60m² area of 2 rooms.
