Abstract

Vietnamese Abstract: Nhu cầu mua nha của người dân tại TPHCM ngay cang tang cao, va nhu cầu vay mua nha cũng tang. Chinh sach siết chặt cho vay mua nha của cac ngân hang ảnh hưởng đến khả nang mua nha của người dân, đặc biệt la mua nha tại khu Phu Mỹ Hưng, khu đo thị mới co quy hoạch tốt, va giữ được moi trường thien nhien tốt. Bai nghien cứu nay nhằm giải thich quan hệ nhân quả giữa chinh sach siết chặt cho vay đến quyết định của khach hang mua nha Phu Mỹ Hưng. Nghien cứu tập trung vao 3 thanh phần cho vay: mức độ cho vay (lending rate), thời gian cho vay (loan tenor), va khả nang giải ngân (bank’s liquidity). Kết quả cho thấy thời gian cho vay khong quan trọng bằng mức độ cho vay va khả nang giải ngân. English Abstract: HoChiMinh city inhabitants’ needs to buy real estate is developed fast. The bank policy of tightening buying house loans impact to the inhabitants’ ability to buy houses, especially the real estate in Phu My Hung Zone- new developed and well nature-concerned urban. This research aims at explaining cause effect impact of bank policy of tightening buying house loans to real estate buying decision of customers in Phu Mỹ Hưng Zone. This research concentrates on 3 ingredients of loan: lending rate, loan tenor, bank’s liquidity. The result shows that loan tenor is less important than lending rate and bank’s liquidity.
