Abstract

ABSTRACT In 1996, when Zions Securities Corporation, a real estate company located in Salt Lake City, Utah, initiated a commissioning program for new facilities, it did not expect the program to deliver the kind of returns it did. The commissioning program uncovered many deficiencies in the newly constructed facilities, ranging from poor installation to inaccurate programming to unacceptable performance of some of the main equipment like chillers, boilers, and variable frequency drives. As a result of commissioning, all deficiencies were corrected early in the construction and acceptance phase. The success of the commissioning program encouraged upper management to focus attention on old and existing facilities. Re-commissioning was selected as the method to be used to optimize performance, reduce energy consumption, and improve indoor air quality as well as tenant thermal comfort.
