This article proposes a methodology for evaluating the applicability of real estate information systems. Despite the fact that such systems have been created by different agencies and for different reasons, all of them should effectively deliver their designed functionalities. These functionalities are determined by the types of users. Real estate information systems have been developed on the assumption that they would be accessible to all citizens; therefore, the applicability of these systems should be examined. In this context, applicability is defined as the degree to which a product, system, or service enables users to achieve their goals in an efficient, effective, and satisfactory manner. A universal methodology for evaluating the applicability of a given system has been proposed and validated in this study. Certain limitations of real estate information systems that could affect their use in land administration procedures were also identified.

This article analyzes and studies the importance of establishing a real estate information system in the real estate market. The research content of this article includes improving the efficiency of data utilization, formulating the important support of marketing strategy, and the inevitable trend of marketing system reform. The author studies the system technical route analysis, functional module design, logical hierarchical structure design, overall database design, data collection and storage method design, system key technology application, etc. The purpose of this article is to improve the applicability of information systems to regional development and to enhance the use value of big data technology itself.

Problem statement: This study discusses the problem of registration and following-up the real estate rental procedures of all kinds, always what we need is integrated information systems to meet our daily needs in the area of our business. Approach: Proposed information systems includes all of these processes necessary to manage and follow up real estate rental procedures of all different sizes and spaced locations. Results: It is taken into account when building real estate information systems that to be easy to use, quick in performance, serve all interests, serve all officials and help in having and supporting decisions. Such real estate information systems can be used in producing numerous daily, monthly and annual reports, which describes and shows the movement and workflow. Conclusion/Recommendations: The proposed real estate system is built by using oracle databases, it has been taken into account when building these systems the need to be linked to the international information network "the internet" due to what is offered of the unlimited number of electronic services, which facilitate the movement of transferring and exchanging real estate information for all users of these systems.

The apartment` share of the housing has steadily increased and property assets have been valued in importance as the one of asset value. Information retrieval system using internet is particularly active in the real estate market. However, user satisfaction on real estate information system is not very high, and there is a lack of research on real estate retrieval to increasing efficiency until now. This study presents a new knowledge information system developed to consider region-related factor and individual-related factor in the real estate market. In addition it enables a real estate knowledge system to search various preferential requirements for buyers such as school district, living convenience, easy maintenance as well as price. We made a survey of the search condition preference of experts on 30 real estate agents and then analyzed the result using AHP methodology. Furthermore, this research is to build apartment ontology using semantic web technologies to standardize various terminologies of apartment information and to show how it can be used to help buyers find apartments of the interest. After designing architecture of a real estate knowledge information system, this system is applied to the Busan real estate market to estimate the solutions of retrieval through Multi-Attribute Decision Making(MADM). Based on the results of the analysis, we endowed the buyer and expert`s selected factors with weights in the system. Evaluation results indicate that this new system is to raise not only the value satisfaction of user, but also make it possible to effectively search and analyze the real estate through entropy analysis of MADM. This new system is to raise not only the value satisfaction of buyer`s real estate, but also make it possible to effectively search and analyze the related real estate, consequently saving the searching cost of the buyers.

A Study on the Real Estate Information System Based on Virtual Reality Technology

Thanks to the development of technology you can experience virtual reality with a smart phone and a virtual reality kit like Google Cardboard and you can see different angles as you move your head 360 degrees and you can see the 3D view as if you were looking around a building. Virtual reality technology can help to convert a real estate information system into a telepresense or telexitstence system through which you can see as if you were there and using it can partly replace going directly to a model house. It is necessary to combine the spatial information technology and virtual reality technology in order to build the real estate information system based on virtual reality technology. In this paper, method for building the real estate information system based on virtual reality technology will be presented.

우리나라의 경우 1990년대부터 부동산정보화를 통한 효율적 거래를 위해 공공 및 민간기관에서 부동산정보 시스템을 구축하여 운영하고 있다. 본 연구는 부동산정보시스템의 품질(시스템품질, 정보품질, 서비스품질)이 사용자의 시스템 활용도와 만족도에 미치는 영향을 실증적으로 분석한다. 분석은 표본대상을 부동산 관련 종사자와 비 종사자로 구분하여 차이분석을 실시하였다. 분석을 위해 설문조사를 실시하고 회귀분석과 t-검정 등 통계적 분석을 실시하였다. 실증 분석결과 시스템품질이 사용자 만족도에 미치는 영향은 부동산 종사자집단이 비 종사자집단보다 더 낮고, 정보품질이 사용자 만족도에 미치는 영향에 대해서는 부동산 종사자 집단이 비 종사자 집단 보다 더 높다는 것으로 분석되었다. 본 분석의 표본 한계점을 극복하기 위해 향후 연구는 좀 더 다양한 집단을 대상으로 분석함으로써 이론의 일반화를 기하면 바람직할 것이다. In our country, the real estate information system is operated by public and private institutions to trade real estate effectively from the 1990s. The purposes of this study is as follows: First, this study is aimed to examine how the system quality, information quality and service quality of the real estate IS is related with the system use and user satisfaction. In addition real estate practitioners and real estate non-practitioners is to investigated how different. Regression and t-test analysis was carried out as statistical analysis and survey data was used. The result is as follows: First, in the real estate non-practitioners group, system quality has significant negative impact on the user satisfaction. Second, information quality has significant impact on the user satisfaction in the real estate non- practitioners group. One limitation of this study is that it is limited to the real estate agents among various groups that use the IS. Thus, in the future studies, the target group should be extended to other various groups and more specific IS among various ones should be studied in a more practical way.

Modernization of the Register of Land and Buildings with Reference to Entering Buildings into the Real Estate Cadastre in Poland

Nowadays, it is frequently the case that the database of the real estate cadastre in Poland is not supplied with the record data on buildings. This study presents the issues related to the comprehensive modernization of the register of land and buildings, especially in the aspect of entering the buildings located in the areas of the modernized cadastral districts, into the database of the real estate cadastre. The real estate cadastre should provide a reference base for other public records, the data contained in the cadastre should be the basis, for example, for official statistics, real estate management and register of farms, or tax records. The analysis of this procedure was based on the data derived from the modernization of the register of land and buildings carried out in eleven cadastral units of Gorlice district, province of Malopolska, as part of the national project: Development of an Integrated Real Estate Information System – (ZSIN) – Stage I. In this project, the data for the preparation of the digital description of the contour of a building were captured largely based on high-precision aerial imagery which, having been developed on the stereoscopic model, supplied the digital database of the real estate cadastre. A serious problem, which hinders the maintenance of the database of the real estate cadastre in Poland updated, are the frequent amendments to the applicable laws. The Regulation on the register of land and buildings, according to which the cadastral database has been built in Poland since 2001, was extensively amended in 2013 and in 2015. This makes it difficult to obtain uniform data of the buildings in Poland.

Legal framework for collective sale of real estate in Singapore

PurposeThe purpose of this paper is to provide an analysis of the profile and differing perspectives of strata owners (subsidiary proprietors) involved in collective sales in Singapore. It aims to examine their position within Singapore's legal framework, and consider the repercussions of the power‐play between them.Design/methodology/approachThe paper utilises legislation and case‐law to reveal the problematic aspects of the collective sale process through majority rule. Similar legislation exists in Hong Kong, South Korea and Taipei. Data on collective sales from real estate information systems and property analysts are also utilised.FindingsThe findings reveal the dichotomy of concerns between different groups of subsidiary proprietors, namely the owner‐occupiers and property investors. This causes delay and acrimony which characterise many collective sale exercises. This is fuelled by a lack of differentiation in the voting rights of the different groups of subsidiary proprietors. However, Parliament and the Courts have been dynamic and sensitive in seeking to strike a balance between the legitimate concerns of both groups.Originality/valueThe findings assist both groups of subsidiary proprietors to be more alert about the pitfalls and profits in a collective sale. Policy makers in other jurisdictions can learn from Singapore's experience of the collectives sale phenomenon as an avenue for urban renewal. It provides insights to the multiple issues which arise when majority rule can dictate the trajectory of collective sales.

Assessing the usefulness of the photogrammetric method in the process of capturing data on parcel boundaries

A parcel is the most important object of real estate cadastre. Its primary spatial attribute are boundaries, determining the extent of property rights. Capturing the data on boundaries should be performed in the way ensuring sufficiently high accuracy and reliability. In recent years, as part of the project “ZSIN – Construction of Integrated Real Estate Information System – Stage I”, in the territories of the participating districts, actions were taken aimed at the modernization of the register of land and buildings. In many cases, this process was carried out basing on photogrammetric materials. Applicable regulations allow such a possibility. This paper, basing on the documentation from the National Geodetic and Cartographic Documentation Center and on the authors’ own surveys attempts to assess the applicability of the photogrammetric method to capture data on the boundaries of cadastral parcels. The scope of the research, most importantly, included the problem of accuracy with which it was possible to determine the position of a boundary point using photogrammetric surveys carried out on the terrain model created from processed aerial photographs. The article demonstrates the manner of recording this information in the cadastral database, as well as the resulting legal consequences. Moreover, the level of reliability of the entered values of the selected attributes of boundary points was assessed.

Housing Information Centers - The Spark to African Real Estate Market Dynamism

This paper is an attempt to examine the extent to which availability and quality of real estate information is influencing the working of real estate markets in Africa. It delves in the discourse of blockchains as applies to real estate market and makes case for the need to steer streamlined development of housing information systems in real estate markets. It is based on a contracted research project commissioned by the Bank of Tanzania in 2017 to design an information Centre for housing in Tanzania. Through direct interviews and questionnaires, the research reached 316 respondents in nine major cities of Tanzania and total of 15 institutions in three selected countries of Kenya, South Africa and Singapore.The study revealed a host of problems. These included low levels of awareness of the processes and procedures in real estate transactions by majority of the respondents (65%), disjointed information process flows in government land administration sectors, information retrieval problems, slow and delayed decision-making process in land and housing ownership transfer documentation, over-reliance of manual filing system, unreliable housing prices and rents in the press, social media and online platforms, unregulated estate agency and limited role of local government units in recording and storing real estate information. Information on options towards housing finance was also limited and only 20% of those interviewed perceived housing as an asset that could be used to create wealth.The paper recommends need for comprehensive and integrated real estate information system that takes advantage of the growing information technologies, changing business and investment environments.

Many organizations manage and maintain a diverse portfolio of information system (IS) applications. The integration of these applications is often necessary to support broader enterprise-wide business solutions such as e-business, automated supply chain management (SCM), customer relationship management (CRM) and enterprise resource planning (ERP). Enterprise application integration (EAI) is one approach to IS application integration. The paper presents a case study of an integration project at Harmond Bank where an EAI approach was used to integrate the IS applications in its home loans division. The case-study highlights many of the management and architectural decisions that are pertinent to IS application integration projects, and lessons learned from the case are discussed.

Domain-driven design application and implementation of information systems for clients queuing subject areas

The paper deals with domain-driven design applicability of information systems for client queuing subject areas. The following optimality criteria were put forward for the final implementation: the possibility of automation with a single system both for small institution and a whole network of institutions; advanced graphical interface with support for sensor screens; implementation of multi-users account of orders from clients; flexible application architecture with the ability of future enhancement; ability of integration with a variety of peripherals. The necessity of each criterion definition is shown. For implementability estimation, test information system was designed, automating the queuing system. Unified modeling language UML is used. Description of each class functionality is given and the association with other classes as well. Attention is paid to the design of tree (hierarchical) structures and selection procedure of base classes based on the analysis of existing common attributes. For the system implementation, its own development environment SharpArchitect RAD Studio is used, offering MDA approach for implementation of systems based on standardized meta object system. A graphical view of order form developed prototype is presented, composition and structure are described, and notation developed by the author is given simplifying the prototyping process. Approaches to differentiation of access rights for different user roles are shown. Conformity of the received implementation to each selected optimality criterion is determined. Recommendations for further system development are given.

Cadaster and land register harmonization in Poland and Ukraine

This study presents an analysis of the functioning of real estate data registration systems in Poland and Ukraine, with a particular focus on the registration of property rights. It examines the historical development of these systems, their current structures, and the existing mechanisms for data exchange between them. The analysis also identifies key challenges related to interoperability and data consistency. The investigation revealed that in Poland, the real estate cadastre and the land register operate as separate systems under the authority of different institutions, despite recording overlapping information. To address issues of data integration, the Integrated Real Estate Information System was introduced to enable the exchange and verification of data between these registers and other public databases. In Ukraine, three independent systems manage real estate data: the State Land Cadastre, the State Register of Real Rights, and the archival records maintained by the Bureau of Technical Inventory (BTI). This fragmentation undermines the completeness and reliability of real estate information, complicating administrative procedures. The findings of this study highlight the urgent need to develop comprehensive legal frameworks and implement advanced technical solutions in both countries to reconcile discrepancies across real estate registers. The research also points to the substantial potential of integrated information systems to deliver accurate, consistent, and up-to-date property data. Empowering such systems with appropriate legal authority and functional capabilities would significantly improve the reliability, transparency, and efficiency of real estate information management.
