Abstract

The Multi-Modal Transit Hub promotes the use of public transportation by enhancing the transfer convenience of users and plays a role in accommodating the shopping/leisure activity population by its location near large-scale commercial and cultural facilities. It has resulted in complex changes in the station area’s demographic structure and land use. Therefore, the purpose of this study was to analyze the spatial change caused by the location of the Multi-Modal Transit Hub in the Dongdaegu Station Area in South Korea. Population and land use data were aggregated into buffers, annuli, and 100-meter grids. Using a paired-sample Student’s t-test and a Wilcoxon signed-rank test to analyze the buffers and annuli, we identified differences before (2016) and after (2021) the construction of the transit hub. Using 100-meter grid data, principal component analysis and the local Moran’s I statistic were used to identify spatial clusters and outliers of statistically significant changes. As a result, a change from the south of Dongdaegu Station to the business district was observed, and a change from single-family houses to apartments was observed in the north of the study region. In addition, an increase in the population of individuals in their twenties was confirmed in areas where changes to business districts were observed, and an increase in the population of all age-groups was confirmed in areas where the land use changed to be centered on apartments.
